Located in the famous Quartier Latin on the Left Bank,
in rue St Jacques, near Le Pantheon, La Sorbonne and les Jardins du Luxembourg (healthy for the kids ... and for the mother), also not far from rue Mouffetard (night spot, many small restaurants) and from Le Petit Journal (jazz club).
Many restaurants of all types within walking distance (picturesque traditional Polidor in rue Monsieur le Prince, L'Empire Celeste - where Francoise Sagan used to go - is litterally just steps away; even La Closerie des Lilas, where Hemingway had his habits, is not really far ...)

the apartment
A 110 sqm 2 or 3 bedroom furnished apartment with wooden floor and fireplaces, spacious and very clean.
The spacious dining room / living room area giving on rue St Jacques with large French doors, small balconies and wrought iron balustrades.
They are furnished/equipped in a rather contemporary style with a large sof-bed + a smaller one, 2 arm chairs, a large table with 6 chairs, a chest of drawers and several shelves
The master bedroom is spacious and offers a queen size double bed and large cupboards.
It gives on a quiet courtyard.
The second bedroom is spacious also, it offers two single beds and a cupboard,
and gives on rue St Jacques.
The third (and smaller) bedroom could be easily arranged in a space
giving in the entrance hall, behind the living room.
The kitchen offers brand new electrical appliances : a washer-dryer, a fairly large refrigerator with a good size freezer section, an oven, a microwave, a dishwasher, a sink, a coffee machine, a kettle, a vacuum cleaner, an iron table, an iron, cupboards, etc... also semi professional gas burners, and the usual kitchenware and tableware.
The bathroom offers 2 washbasins and a bathtub with a shower nozzle. Also bathroom cupboards with mirrors
The separate toilet can be accessed through the bathroom, independently from each bedroom.
Availability, rate and additional costs
The apartment is available :
- from August 15th, 2010, possibly earlier (June 2010), to be reconfirmed
Rates :
- monthly rent : 3,500 euros (for at least 6 months)
- monthly utilities : 200 euros (includes the cost of heating and water heating, water, etc..)
- monthly additional costs : electricity/gas, telecommunications
- costs payable upfront : insurance premium, broker's fee, share of taxe d'habitation

where however we couldn't mention every single cost item.
Therefore, please also take into account the following amounts :
- share of taxe d'habitation would be about 800 euros (one time, amount approximated)
- renter's insurance premium (possibly about 35 or 40 euros per month, to be negotiated). Yearly payment upfront, then later as you would stay less than a year, reimbursement of some of the premium paid initially.
Otherwise the rate, if paid month by month, is payable in advance.
The broker's fee for 7.5 months beginning January 1st, 2009 would be 3,150 euros excluding 19.7% VAT. It is payable upfront
Guarantees required :
* refundable safety and key deposit : 7,000 euros
* guarantee of timely payment of the monthly rent, for example bank guarantee or payment in advance.
Comments :
- high speed acccess to Internet + limited international phone service
(including unlimited calls to landlines and cell phones in the USA and Canada +
calls to European landline + possibly more) + TV service if you wish would be installed
before you would move in, the avarage rates for cable solution (Numericable) are shown on the floorplan, other solutions being usually a little more expensive
- heating and water heating are done by the building, their cost is included in utilities
